Black Mold Removal in Greater Philadelphia
Dark mold on a wall is alarming, and the honest answer is that color alone does not tell you what it is or how dangerous it is. What matters is how much there is, what it is growing on and why the area got wet. We test when it helps, contain the area so spores do not spread, remove it safely and verify the result in writing.
When to call
Where black mold shows up in local homes
Basement walls and rim joists
Chronic damp from seepage and condensation. The most common call in all four counties.
Behind bathroom walls and under tubs
Slow leaks at the toilet flange, tub drain or shower pan.
Around windows and in closets on exterior walls
Condensation from poor insulation in older housing stock.
Attic sheathing
Bathroom fans vented into the attic or blocked soffits.
After a missed leak
A dishwasher line or ice maker that dripped for months.
Post-flood drywall
Water damage that was fanned but never dried to standard.
What we do
What black mold removal involves
Inspection and moisture source
We find why it is wet. Remediation without fixing the source is a repeat visit.
Testing when it matters
Air or surface samples to an accredited lab when a third party needs results or the extent is unclear.
Containment and negative air
Plastic barriers, negative air machines and HEPA filtration so the rest of the house stays clean.
Safe removal
Porous materials (drywall, insulation, carpet) bagged and removed; framing cleaned, HEPA-vacuumed and treated.
Clearance
Post-remediation verification, visual and by sampling when requested, with a written report.
Rebuild
Drywall, insulation and finishes restored by the same licensed crew.

Insurance
Is black mold covered?
If the mold resulted from a covered sudden water event, many policies include a mold sublimit (often $5,000 to $10,000). Mold from humidity, neglect or long-term seepage is usually excluded. We tell you which case you are in before work starts.
Questions
Black mold FAQs
Is black mold toxic?
Some species produce mycotoxins and many produce allergens. People with asthma, allergies or compromised immunity are most affected. Do not disturb it; have it inspected.
Can I clean black mold with bleach?
On a small area of a hard, non-porous surface, a cleaner can work. Bleach does not penetrate drywall or wood and leaves the roots behind. Anything over a few square feet or on porous material needs containment.
Do I have to leave my home?
Usually not for a contained remediation. For large jobs, HVAC contamination, or occupants with health conditions, we may recommend it and will say so plainly.
How do I know it is really gone?
Clearance verification. We inspect under containment before taking it down, and we can sample to an independent lab for a written result.
