Foundation Crack Seepage Repair in Bucks, Montgomery, Delaware & Philadelphia Counties

A vertical crack in a poured wall or a stair-step crack in block that weeps after rain is the most common way water gets into a Philadelphia-area basement. We seal and inject leaking cracks, dry the area, treat it so mold does not follow, and tell you plainly if what you have is a drying-and-sealing job or a structural problem that needs a foundation contractor.

When to call

Crack seepage, or something bigger?

Most leaking cracks are a water problem, not a structural one. Here is how we think about it.

Vertical or diagonal hairline crack, leaks after rain

Shrinkage crack in poured concrete. Classic injection candidate.

Stair-step crack in block, damp around it

Mortar joint seepage. Sealable, but block walls hold water in their cores and need drying.

Crack wider than a quarter inch, or widening

Possible movement. We dry and document, and refer you to a structural or foundation contractor.

Horizontal crack with the wall bowing inward

Soil pressure. That is structural. We will tell you, not sell you an injection.

Water at the wall-floor joint (cove)

Hydrostatic pressure, not a crack. Often a job for interior drainage, which we do not install; we dry and refer.

Efflorescence (white powder) and peeling paint

Water moving through the wall. Source may be grading, gutters or seepage.

What we do

What our crack seepage service includes

Assessment

We identify the crack type, measure moisture in and around it, and check grading, gutters and downspouts outside.

Injection or sealing

Polyurethane injection for active leaks in poured walls; epoxy where a structural bond is appropriate; surface sealing for block.

Drying

Affected framing, drywall and slab dried with readings logged.

Antimicrobial treatment

Applied to the affected area so chronic seepage does not become a mold job.

Honest referral

If the wall is moving or the whole perimeter seeps, you need a waterproofing or foundation contractor. We say so in writing.

Rebuild

Finished basement walls and floors restored after the area is dry.

Questions

Foundation crack FAQs

Can you fix a leaking foundation crack, or do I need a waterproofing company?

If it is a non-structural crack that leaks after rain, we seal it, dry the area and treat it. If the wall is moving, bowing, or seeps along the whole perimeter, you need a waterproofing or foundation contractor, and we will say so.

How much does foundation crack repair cost?

Injection of a single non-structural crack is a modest, same-day repair. Drying and finish repairs are additional and quoted in writing after the assessment.

Will the crack leak again?

A properly injected shrinkage crack usually does not. A crack caused by ongoing movement can reopen, which is why we tell you when the problem is structural.

Why does my basement only leak after heavy rain?

Saturated clay soil pushes water against the foundation and through any opening. Grading and downspout extensions solve a surprising share of these cases; we check them first.

Is the white powder on my wall mold?

Usually efflorescence, mineral deposits left by water moving through masonry. It is a sign of a moisture path, not mold, but mold often follows.
