Attic Mold Removal in Greater Philadelphia
Attic mold is almost always a ventilation problem: a bathroom fan dumping warm wet air into a cold attic, blocked soffit vents, or missing baffles. It shows up as dark staining on the underside of the roof sheathing, usually discovered by a home inspector. We treat the sheathing and rafters, and we fix the airflow so it does not come back.
When to call
Signs of attic mold
Dark staining on roof sheathing
Usually heaviest on the north side and near the eaves.
Frost on nails or sheathing in winter
Warm moist air condensing on cold surfaces. Mold follows in spring.
Bathroom fan ducted into the attic
The single most common cause we find in Bucks and Montgomery County homes.
Blocked soffit vents
Insulation pushed into the eaves stops airflow; add baffles.
Home inspection flagged it
Common in sales. We provide the documentation the transaction needs.
Musty smell upstairs
Air from the attic leaks down through ceiling penetrations.
What we do
What attic mold removal involves
Inspection and cause
We confirm it is mold, measure moisture, and identify the ventilation failure.
Containment
Attic hatch sealed, negative air in place, so spores do not enter living space.
Removal and treatment
HEPA vacuuming, media blasting or hand abrasion where needed, then antimicrobial and encapsulant on sheathing and framing.
Ventilation correction
Fans rerouted to the exterior, baffles installed, soffit and ridge airflow restored.
Insulation
Contaminated insulation removed and replaced where necessary.
Documentation
Before and after photos and a written clearance for buyers, sellers and lenders.

Questions
Attic mold FAQs
Will attic mold spread to the rest of the house?
It can, through ceiling penetrations and the attic hatch, and through the HVAC if the air handler is up there. Containment during the work prevents it.
Can I just spray it?
Spraying without removing the growth and fixing the ventilation leaves staining and a recurring problem. Sellers who do this often get caught at the buyer’s inspection.
How much does attic mold removal cost?
It depends on square footage of sheathing, access and whether insulation is replaced. Most attics are a one- to two-day job. Written estimate after inspection.
Do I need to replace the roof sheathing?
Rarely. Mold on sheathing is a surface problem unless the wood is soft or delaminated. We check every bay.
