Burst Pipe & Appliance Leak Cleanup in Greater Philadelphia
A split supply line, a failed water heater or a washer hose that let go can put fifty gallons into your home in minutes and keep going until someone finds it. We stop the damage, extract, dry the structure and document everything for what is usually a covered claim.
When to call
The usual culprits
In our four counties these are the failures we see most, and the winter freeze season doubles the call volume.
Frozen and burst supply lines
Exterior walls, garages and crawl spaces in January. Copper and PEX both fail when ice expands.
Water heater tank failure
Tanks rust from the inside and let go without warning, usually in a basement or utility closet.
Washing machine hose
Rubber hoses fail after five to seven years. Braided steel costs twenty dollars; the claim costs thousands.
Dishwasher and ice maker lines
Slow leaks under cabinets that rot the subfloor before anyone notices.
Toilet supply and wax ring
Second-floor bathrooms that leak into the ceiling below.
Pinhole leaks in copper
Philadelphia-area water chemistry eats older copper from the inside; the drip behind the wall is the giveaway.
What we do
What we do after a pipe or appliance fails
Stop and stabilize
We work with your plumber (or ours) to isolate the source, then extract immediately.
Open what has to be opened
Wet drywall and insulation come out cleanly; dry materials stay. We photograph every cut.
Dry the structure
Air movers and dehumidifiers with daily moisture readings until framing and subfloor meet dry standard.
Treat
Antimicrobial application to affected framing and subfloor to prevent growth during drying.
Document for the claim
Xactimate or Symbility scope, photos, readings and a drying log, delivered to you and your adjuster.
Rebuild
Drywall, insulation, flooring, cabinets and paint, by the same licensed crew.

Insurance
Sudden and accidental: usually covered
Burst pipes and appliance failures are the textbook covered water loss. The policy pays for the damage the water caused, not usually for the pipe or appliance itself. We document the cause and the damage separately so the claim reads cleanly.
Questions
Burst pipe and appliance leak FAQs
Does insurance cover a burst pipe?
In most homeowner policies, yes, as a sudden and accidental discharge. Frozen pipe claims may be denied if the home was unheated and unattended; keep the heat on when you travel.
Is the water heater itself covered?
Usually not. The resulting water damage usually is. We separate the two in our documentation.
How long does a burst pipe cleanup take?
Extraction the same day; drying three to five days; rebuild depends on scope. You get a written timeline after inspection.
My ceiling is bulging. What do I do?
Put a bucket under it, cut power to that room, and do not poke it. Call us; a controlled release is safer than a collapse.
